Rightmove Data: What’s new and how to make the most of it.

We’ve signed a new data agreement with Rightmove! I am sure that Rightmove need no introduction, if you’ve bought or rented a house — you’ve probably checked Rightmove, however, the data they provide is often less well known. Make sure to try it out to it’s fullest, as this data will be free until 1st April 2024, after which point you will need to add it to your subscription.

So sit back and take 5 minutes to see how this new data can help you!

Delve into much greater detail

The comparables layer now contains data from 3 sources; Rightmove listings, EPC data and Land Registry Price Paid data. We have joined the three datasets together to create the new layer. Importantly this means you will now see different levels of data for each house, depending on what we can show. If a house is listed on Rightmove and also included in Land Reg data you will see fields from both sources, but you might also see individual Rightmove listings, or individual land registry listings. To illustrate take a look at the images below:

As you can see above, there’s a lot of new data! Here’s the lowdown on what you will see:

  • Rightmove Listing Status: This is the current status of the listing on Rightmove so for example, Sold Subject to Contract (SSTC) or on the market.

  • Initial Asking Price: Simply, the first price the house was listed on when added to rightmove

  • Asking Price: The most recent price advertised for that house on Rightmove

  • Number of Bedrooms: The number of bedrooms the house has.

  • Rightmove Listing Link: A link through to the Rightmove listing.

Improved Averages

Not only have we included more raw data — we’ve also added new average data as well. The averages you see change dynamically based on the filters you apply, so if you want to know what the average time on the market was for a 2 bed home in Western Supermare between Q1 Jan 2019 and Q3 Jan 2019 — you can!

There are three main new averages, as explained below:

  • Average time on Market: The average length of time before a home is successfully sold in the filter period.

  • Sale Success Rate: The percentage of homes added to Rightmove that sold in the filter period.

  • Average Asking Price Difference: The average difference between advertised price (the final listing price of a home on rightmove) and the sale price (the sale price from the land registry).

A New view mode:

We’ve added Rightmove data to all the old view modes and added in a new one too! This will allow you to see house price data in the following formats:

House Pricing Data
  • Sales Price: The amount the house sold for, based on HMLR land registry data.

  • £ Per Sqft: The amount the house sold for, divided by its size (in ft).

  • Projected Sales Price: If the home has been sold in the past, what it would sell for today based on HMLR monthly changes

  • Projected £ per Sqft: If the home has been sold in the past, what it would sell for today, divided by its size (in ft).

  • Advertised Price: The most recently displayed price on Rightmove for that home.

New and improved filtering

As mentioned, not only can you see this new data, you can filter by it too. One of the biggest requests to improve the comparable layer was bedroom numbers. We’ve provided the means to do this… and more!

Now you can also filter by Bedroom number, Sale Status and quarterly date ranges alongside this, we’ve tweaked the comparables search tool to allow you to manually set the search radius.

Make sure you make the most of the update, as Rightmove data is free to use unitl April 1st, after which point it will be an optional extra on top of your yearly subscription. Feel free to get in touch with us before then if you’d like it automatically included!
